Washington Avenue’s Next Big Revamp: $60 Million Apartments Coming Soon

One of Houston’s most well-known corridors is about to see new life and a long-vacant stretch is finally getting the refresh locals have been waiting for.

Dallas-based JLB Partners just announced plans for Washington Center Residences, a $60 million multifamily development coming to 3028 Washington Avenue, right near the historic old Sunbeam Bread Bakery Outlet.

What’s Planned

When finished, Washington Center Residences will add a five-story modern apartment community to this growing part of the urban core.

Key highlights include:

  • A skybridge over Center Street, connecting parts of the site for easy pedestrian flow
  • Structured parking, easing the neighborhood’s parking squeeze
  • Over 2 acres of reactivated space, transforming empty lots into new homes and walkable streetscape

The project is expected to break ground by late 2025, with completion slated for mid-2027.

Why It Matters for Washington Avenue

Once a gritty industrial corridor, Washington Avenue has become one of Houston’s liveliest spots for nightlife, dining, and urban living. But while parts of the street have boomed with bars and townhomes, other blocks—like this stretch near the old bakery—have sat empty for years.

Projects like Washington Center Residences show how developers are working to fill in the gaps, bringing more residents, foot traffic, and energy to an area already known for its potential.

A Sign of More to Come

The new apartments are also a sign of Houston’s bigger urban trend: breathing new life into older corridors, adding density near the core, and mixing walkable retail with modern residential living.

With a planned skybridge and over two acres of revitalized land, Washington Center Residences could help stitch together this part of Washington Avenue while giving residents direct access to some of the city’s best restaurants, bars, and shops just steps from their front door.
