A New 1,130-Home Community Is Coming to Waller as the Area Continues to Grow
If you’ve been watching Houston’s growth, you’ve probably noticed something: the metro isn’t expanding in just one direction.
New communities are popping up farther outside the traditional suburban hubs, and Waller is becoming one of the areas to watch.
Now, another major development is adding more than 1,000 homes to the northwest Houston area.
Sandhill Reserve, a planned community near Waller, is expected to bring approximately 1,130 homes to the area, with the first home sales anticipated in spring 2027. The project is being developed through a partnership between Avani Communities and M/I Homes.
Here’s what Houston-area residents should know.
Sandhill Reserve Will Add More Than 1,100 Homes
Sandhill Reserve is planned as a large residential community in the Waller area, with M/I Homes developing the southern portion and Avani Communities overseeing the northern portion.
M/I Homes has acquired nearly 230 acres for its portion of the project and plans to build approximately 600 homes. Avani Communities is planning another 530 homes on the northern side, bringing the total to roughly 1,130 homes.
The development will include a mix of 40-, 50- and 60-foot homesites. The initial phase is planned for 180 lots, with sales expected to begin in spring 2027. Pricing has not yet been announced.
That means prospective buyers still have some time before the first homes officially hit the market—but the development is already taking shape.
What Will Sandhill Reserve Include?
The community is planned with amenities designed to give residents more than just a new house.
The M/I Homes portion is expected to include:

Pocket parks

Playgrounds

Ponds

Open green space
-
Covered shade structures
Residents will also have access to amenities planned for the northern portion of Sandhill Reserve, including a clubhouse, resort-style pool, playgrounds, parks, trails and additional green space.
The first homes are expected to feature farmhouse-style exteriors.
Why Is Waller Growing So Quickly?
Sandhill Reserve isn't happening in isolation.
Waller and the surrounding area have been seeing significant population and housing growth in recent years.
The city of Waller's population has roughly doubled since 2020, making it one of the communities on Houston's northwest side experiencing particularly rapid growth.
The broader Waller County story is significant as well, with the county adding thousands of residents since 2020.
And housing development is following that population growth.
Several other large communities are planned or underway around Waller, adding thousands of additional homes to the area's pipeline.
Waller Is Becoming a Bigger Part of the Houston Housing Story
For years, buyers looking for new construction around Houston have had plenty of options in places like Katy, Cypress, Richmond and The Woodlands.
Waller represents another piece of that expanding suburban footprint.
The area sits along the U.S. 290 corridor northwest of Houston, providing access to the broader Houston region while offering developers more land for large-scale residential projects.
That combination of available land, population growth and continued residential development helps explain why more builders are entering the market.
And as more homes are built, the area is likely to see additional demand for restaurants, retail, services, schools and infrastructure.

For people considering a move to the Waller area, the biggest immediate takeaway is more new-home inventory is on the way.
