Costco and Home Depot Are Transforming the Grand Parkway Corridor in Cypress

If you’ve driven the Grand Parkway through Cypress lately, you’ve probably noticed something: this stretch of SH 99 is changing fast.

What has historically been a rapidly growing residential corridor is becoming a major commercial destination, too. And two nationally recognized retailers are helping lead that transformation.

Costco is already under construction near Grand Parkway and West Road, while a new Home Depot is planned nearby. Both projects are part of Grand Mason, a massive development planned along the Grand Parkway between FM 529 and West Road.

For residents in Cypress, Katy, Bridgeland and surrounding communities, these aren't simply two new stores. They're early pieces of a much larger commercial development that could reshape this part of west Houston for years to come.

Costco Is Already Taking Shape

The most visible sign of the development is the new Costco currently under construction.

The planned warehouse is approximately 160,000 square feet, with a separate fuel facility. State filings list an anticipated completion date in late 2026, although construction schedules can change and Costco has not publicly confirmed an official opening date. 

Its location is significant.

The warehouse sits along one of the Houston area's busiest suburban growth corridors, surrounded by expanding communities and major roadways. For residents who currently travel farther for Costco, the new location could make bulk groceries, household goods and other warehouse shopping considerably more convenient.

But Costco is only part of the story.

Home Depot Is Planned Nearby

Just south of West Road, another major national retailer is planned: Home Depot.

The proposed store is expected to be approximately 134,808 square feet, according to state filing information. The filing lists an estimated construction start in October 2026 and completion in 2027. 

Together, Costco and Home Depot would give Grand Mason two major anchors serving very different but highly complementary shopping needs.

One caters heavily to everyday household and bulk purchases. The other serves homeowners, contractors and anyone tackling a renovation, repair or weekend project.

And that combination makes even more sense when you look at what's happening around them.

Grand Mason Is Much Bigger Than Two Stores

It's easy to think of Grand Mason as simply the future home of Costco and Home Depot.

It isn't.

The development encompasses more than 400 acres along the east side of the Grand Parkway between FM 529 and West Road. Current plans envision a much broader mix of retail, restaurants, entertainment, medical facilities, offices, hotels, multifamily housing and other uses. 

The long-term vision could ultimately create more than one million square feet of commercial space, making Grand Mason one of the more significant development projects taking shape in the Cypress and north Katy area.

That distinction matters.

This isn't one shopping center being built around a single anchor. It's a large-scale development intended to create an entire commercial destination.

Why This Area Makes Sense

Look at the rooftops surrounding Grand Mason and the reason becomes pretty clear.

Communities such as Elyson, Bridgeland, Marvida, Mason Woods and other nearby neighborhoods have continued to add homes and residents. As those communities grow, demand for nearby shopping, dining, healthcare and services grows with them.

Grand Mason sits directly in the middle of that expansion.

NewQuest's development materials point to substantial population growth within the surrounding trade area, reflecting the larger trend that's been playing out across northwest Houston: more residents are moving west and northwest, and commercial development is following them.

For homeowners, that can translate into something simple but meaningful: more things to do and places to shop without having to drive as far.

The Grand Parkway Is Becoming a Retail Corridor

Grand Mason isn't developing in isolation.

Along this broader section of the Grand Parkway, residents already have access to major retail destinations, including a Target-anchored center, H-E-B-related development, EOS Fitness and the growing commercial areas around Elyson.

Add Costco and Home Depot to the mix, and the corridor becomes increasingly attractive to additional retailers, restaurants and service businesses.

That's one of the interesting dynamics behind large suburban developments. Major anchors can help establish a destination, which can then attract smaller retailers and businesses that want access to the same growing customer base.

In other words, Costco and Home Depot may be just the beginning.

What Could Come Next?

The future phases of Grand Mason are considerably broader than the initial retail development.

Conceptual plans show potential areas for additional shopping and restaurants, medical and hospital uses, office space, hotels, multifamily housing, entertainment and other community-oriented uses.

It's important to note that these longer-term elements are part of the development's current plans and vision—not guarantees that every proposed use or depicted tenant will ultimately be built.

Still, the scale of the plan provides a glimpse at how dramatically this portion of the Grand Parkway could change.

Instead of simply driving through a corridor surrounded by residential communities, residents could eventually have a much more complete commercial destination right in the middle of them.

What It Means for Cypress and Katy Residents

For people living in Cypress, Bridgeland, north Katy and nearby communities, the biggest impact may be convenience.

A new Costco means another option for groceries and household purchases. A new Home Depot brings home-improvement supplies closer to a growing population of homeowners. Additional retail, restaurants and services could eventually make the area even more of a one-stop destination.

There's also a bigger story here.

The arrival of major national retailers is another indicator of how much the population and purchasing power of northwest Houston have grown. Retailers don't make investments of this scale without seeing long-term potential in the surrounding market.

And with thousands of homes already built or planned throughout the broader area, that demand isn't disappearing anytime soon.

A New Chapter for the Grand Parkway

The Grand Parkway has become one of the defining growth corridors of the Houston region, connecting rapidly expanding communities across the metro area.

Grand Mason is another example of what happens when residential growth and commercial development begin catching up with one another.

Costco and Home Depot are the names getting the most attention right now—and for good reason. But the larger story is the development taking shape around them.

Grand Mason could eventually become a major destination for shopping, dining, entertainment, healthcare and more in the Cypress and north Katy area.

For Houston residents watching the region grow, this is a stretch of the Grand Parkway worth keeping an eye on.
