Could Living Near Costco Boost Your Houston Home Value?

by Katie Day

For Houston homeowners, having a Costco nearby could mean more than convenient access to bulk groceries and $1.50 hot dogs.

It could also be good news for your home’s value.

Research has found that homes located within five miles of a Costco can experience meaningful increases in property values after a new warehouse opens. In some high-income, high-population areas, the increase was nearly 8% within roughly two years.

And Houston is no stranger to Costco.

Houston Already Has Plenty of Costco Locations

Costco has established a significant presence across the Houston metropolitan area, with warehouses serving communities throughout the region.

That footprint is also continuing to grow, with two additional Houston-area locations expected to open by January.

For residents, another Costco can mean easier access to groceries, household essentials, gas and other everyday purchases. But for homeowners, the potential impact goes beyond convenience.

When a major retailer moves into an area, it can make the surrounding community more attractive to buyers who value accessibility and nearby amenities.

Why Could Costco Affect Home Values?

Convenience is a major factor in where people choose to live.

A home located close to a Costco may offer residents easier access to shopping and other everyday services. A new warehouse can also signal investment and continued growth in an area, potentially attracting additional businesses and development.

Those factors can make nearby neighborhoods more appealing to prospective homebuyers.

The research behind the nearly 8% figure specifically looked at homes within five miles of Costco locations in high-income, high-population areas. The effect also occurred over time rather than immediately after a warehouse opened.

That distinction is important.

Living near Costco doesn't automatically mean your home will increase in value by 8%. Home prices are influenced by many factors, including the broader Houston housing market, neighborhood conditions, interest rates, school districts, inventory and the individual characteristics of a property.

Still, the findings suggest that the arrival of a major retailer can have a measurable effect on nearby real estate under the right circumstances.

What Does That Mean for Houston Homeowners?

For Houstonians who already live near a Costco—or are considering buying a home near one—the potential connection is worth watching.

Houston is one of the country's fastest-growing major metropolitan areas, and new retail development often follows population growth. As more businesses move into expanding communities, residents gain amenities while neighborhoods can become increasingly established.

Costco is particularly interesting because its warehouses tend to attract significant customer traffic. That can make surrounding commercial areas more active and potentially encourage additional retail and development nearby.

For homeowners, that creates an interesting question: Could the convenience of having a Costco down the road eventually translate into a higher home value?

Research suggests it can, although the impact varies by location and market.

Are You Living Near a Costco?

With more Costco locations coming to the Houston area, even more residents could soon find themselves within a short drive of the warehouse.

And if the research is any indication, that proximity could be worth keeping an eye on—not just when it's time to stock up on toilet paper, groceries and household supplies, but when it's time to think about the value of your home.

Do you live near a Costco in the Houston area? And have you noticed other development or home-price changes around it?
