Dutch Bros May Be Coming to Highway 6 in Manvel
Manvel could be getting another popular stop for coffee, energy drinks and quick morning runs.
A Texas state project filing shows Dutch Bros Coffee is planned for 17110 Highway 6 in Manvel, with construction currently scheduled to begin in February 2027 and wrap up in July 2027. The project is listed as a 1,930-square-foot build-out with both drive-thru and walk-up service.
For Manvel residents, it could mean another recognizable coffee option along one of the area's busiest corridors.
What We Know About the Proposed Dutch Bros
The project is registered with the Texas Department of Licensing and Regulation under the name Dutch Bros Coffee – Manvel (TX7102).
According to the filing, the project is expected to cost approximately $750,000 and would involve interior improvements to an existing end-cap space rather than construction of a completely new standalone building.
The planned space is approximately 1,930 square feet and is designed for quick-serve coffee and beverages, with both a drive-thru and walk-up service area. The building and site construction are already existing and are not included in the scope of this particular project filing.
The current schedule calls for work to start February 15, 2027, with a targeted completion date of July 15, 2027. As with any development project, those dates can change as plans and construction move forward.
Why Highway 6 Makes Sense
If you've driven through Manvel recently, you've probably noticed how quickly the area is changing.
Highway 6 has become an increasingly important commercial corridor, connecting growing residential communities with shopping, restaurants and other everyday services.
Manvel Town Center, for example, is a major planned commercial development at Highway 288 and Highway 6. The city says the 273-acre project is planned to include restaurants, shopping, entertainment and H-E-B, among other uses.
That kind of growth creates exactly the environment where drive-thru concepts can thrive.
For commuters, parents heading to school or activities, and residents running errands, convenience is a major part of the appeal.
A coffee shop with drive-thru and walk-up service fits naturally into that pattern.
Dutch Bros Is Expanding Across the Houston Area
The potential Manvel location isn't happening in isolation.
Dutch Bros has been steadily expanding its footprint across the Houston region, and multiple additional projects are currently moving through the development pipeline.
For example, state filings show a planned Dutch Bros at 11920 Westheimer Road in Houston, with construction scheduled to begin in January 2027 and finish in June. Another project is planned along the Gulf Freeway in Webster, with construction scheduled for 2027 as well.
The company has also been expanding within Houston's urban core. A second Inner Loop location on Westheimer was reported as part of the chain's continued Houston expansion.
And more recently, Dutch Bros announced plans to acquire 65 former Salad and Go locations across several states, including two in the Houston area, further highlighting the company's aggressive growth strategy.
In other words, Manvel isn't simply getting swept up in a one-off development trend. Dutch Bros is actively growing its presence throughout the Houston region.
What This Could Mean for Manvel
For residents, another coffee shop may not sound like a major development.
But these smaller retail projects can tell us a lot about where a community is headed.
Businesses typically look for visibility, traffic and enough nearby customers to support their locations. Dutch Bros itself has previously pointed to factors such as visibility, traffic and strong communities when discussing how it selects locations.
Manvel checks several of those boxes.
The city is experiencing continued residential and commercial development, while Highway 6 is becoming an increasingly important route for getting around the community.
A new Dutch Bros could also add another convenient option for residents who don't want to make a separate stop for coffee during their commute or errands.
When Could It Open?
Based on the current state filing, construction is scheduled to begin in February 2027, with completion targeted for July 2027.
That doesn't necessarily mean customers will be ordering their first drinks on July 15. Construction schedules and opening dates can change, and the filing itself represents a project timeline rather than a guaranteed grand-opening date.
Dutch Bros also recommends that customers follow its website and app for confirmed future grand-opening information.
So for now, consider this one a development to watch.
Manvel, Are You Ready for Another Coffee Stop?
For some residents, a new Dutch Bros on Highway 6 will be a welcome addition to the morning commute.
For others, it might raise a different question:
Does Manvel really need another coffee shop?
Either way, the project is another example of how quickly the retail landscape around Manvel is evolving.
As new neighborhoods, shopping centers and restaurants continue to arrive, residents are getting more of the everyday conveniences that typically follow a growing community.
And if the current schedule holds, Manvel could have another Dutch Bros to add to the list in 2027.
