Fort Bend County Could Be Getting a Massive New Sam's Club

by Katie Day

A major new retail development could soon be coming to Fort Bend County.

According to state construction filings, a new Sam's Club is planned for the intersection of FM 762 and Manford Boulevard in Richmond. If the project moves forward as outlined, it would represent a significant investment in one of the Houston area's fastest-growing communities.

A $49 Million Project

State filings list the proposed development with an estimated construction cost of $49 million. The current timeline shows construction beginning in November 2026 and continuing through October 2027.

While construction filings don't always guarantee a project will be completed exactly as planned, they often provide one of the earliest public indications that a major development is moving through the pipeline.

What It Could Mean for Fort Bend County

As Fort Bend County continues to experience rapid residential and commercial growth, another Sam's Club location could help meet increasing demand for grocery shopping, household essentials, and bulk purchasing options.

The proposed location at FM 762 and Manford Boulevard would also add another major retail destination to the Richmond area, potentially creating new jobs during both construction and long-term operations while attracting additional businesses to the surrounding area.

A Growing Houston Region

Fort Bend County has consistently ranked among the fastest-growing counties in Texas, with new neighborhoods, retail centers, and infrastructure projects reshaping the area in recent years. Large-scale developments like this reflect the continued expansion occurring throughout Greater Houston as communities grow to accommodate new residents.

For shoppers who currently travel to existing Sam's Club locations elsewhere in the Houston metro, a new Richmond location could offer a more convenient option if the project is ultimately completed.

What's Next?

At this stage, the information comes from state construction filings, and project details—including the timeline, budget, and final plans—could change before construction begins.
