Gosling Oaks Breaks Ground on $200 Million Mixed-Use Development Near The Woodlands

by Katie Day

A major new development is officially underway along the Gosling Road corridor.

Gosling Oaks has broken ground on a $200 million mixed-use development south of The Woodlands, bringing new apartments, retail, restaurants and office space to an area that's seeing continued growth.

The project is planned as a walkable, mixed-use community built around a central greenspace — including a unique treehouse feature designed to serve as a focal point for the development.

Construction is now underway, with the residential portion coming first.

Gosling Oaks Will Start With 388 Apartments

The first phase of Gosling Oaks will bring 388 apartments to the development through Broadstone at Gosling Oaks.

The first residents are expected to move in April 2028.

The apartment community will be followed by additional commercial components, creating a mix of places to live, work, shop and eat within the larger Gosling Oaks development.

That combination is part of what makes the project notable for the growing area south of The Woodlands.

Retail Is Expected to Arrive First

While residents won't move into the apartments until 2028, the retail portion of the development is expected to arrive sooner.

Retail is currently scheduled to open in October 2027.

The project is planned to include a mix of retail, restaurants and office space, giving future residents and nearby communities more places to shop, dine and spend time without having to travel as far.

As the development fills in, the goal is to create more of a destination rather than simply another collection of individual buildings.

A Central Greenspace Will Anchor the Development

One of the more distinctive elements planned for Gosling Oaks is its central greenspace.

The development will be organized around an open outdoor area designed to provide a gathering space for residents, visitors and the surrounding community.

And yes, there's a treehouse.

The treehouse is planned as a signature feature of the greenspace, giving the project a more playful and community-focused identity than a typical mixed-use development.

The emphasis on outdoor space also fits with the broader trend toward developments that combine residential, retail and gathering areas in one walkable environment.

Why Gosling Road Matters

For people who regularly travel along Gosling Road, this is a project worth watching.

The corridor has been experiencing significant residential and commercial growth as development continues to expand south of The Woodlands.

Projects like Gosling Oaks can bring more housing and services to an area while also changing how the surrounding corridor looks and functions.

For nearby residents, that could eventually mean more restaurants, shopping and amenities closer to home.

For commuters, it also means another major development to keep in mind as the area continues to grow.

When Will Gosling Oaks Open?

The project will come online in phases rather than all at once.

Here's the current timeline:

  • Now: Construction is underway

  • October 2027: Retail is expected to open

  • April 2028: First residents are expected to move into Broadstone at Gosling Oaks

The full mixed-use development will continue taking shape as the residential and commercial components are completed.

With $200 million in planned investment, Gosling Oaks represents another significant addition to the rapidly developing area south of The Woodlands.

For anyone watching the Gosling Road corridor, this is one project to keep on the radar.
