Greenspoint Mall Is Coming Down. Here’s What’s Being Built Instead.
For nearly five decades, Greenspoint Mall was one of the defining landmarks of North Houston.
Now, the longtime mall site is getting a completely different future.
Lincoln Property Company has acquired the remaining parcels of the roughly 80-acre property at the northeast corner of I-45 and Beltway 8. The plan is to demolish the mostly vacant mall and replace it with a $150 million industrial development called CityNorth Industrial Park.
Demolition is expected to begin in October 2026.
And instead of another shopping center, the site will eventually feature approximately 1.2 million square feet of industrial space, with the first phase expected to be completed in early 2028.
From Houston shopping destination to industrial hub
If you remember Greenspoint Mall in its heyday, the scale of this change is significant.
The mall was once a major shopping destination for North Houston, attracting shoppers from across the region. But over the years, much of the property became vacant, leaving one of the area's most prominent pieces of real estate largely underused.
Now, the site is being positioned for a completely different purpose.
CityNorth Industrial Park will be built around Houston's massive logistics and distribution economy. Its location puts it directly alongside I-45 and Beltway 8, with the Hardy Toll Road nearby as well.
For industrial tenants, that kind of highway access is a major advantage.
Why this location matters
The former Greenspoint Mall property sits at the intersection of several major transportation routes.
I-45 provides a key north-south connection through the Houston region, while Beltway 8 provides an important east-west route around the city. The nearby Hardy Toll Road adds another connection through North Houston.
That makes the site particularly well suited for distribution, logistics and other industrial uses.
And the scale of the redevelopment is substantial.
This isn't simply a new building replacing an old one. The project will transform an entire 80-acre property into a modern industrial campus with roughly 1.2 million square feet of planned space.
What will be built?
CityNorth Industrial Park is expected to include:

Cross-dock and rear-load warehouse buildings

Retail and service uses

Multiple phases of development

New infrastructure and site improvements
The project is also expected to create construction jobs during development and support approximately 1,200 full-time jobs once fully built out.
The first phase is currently targeted for completion in early 2028.
What this means for North Houston
For residents, the most obvious change will be visual.
The familiar mall buildings and sprawling parking lots will eventually disappear, replaced by large modern industrial buildings and the infrastructure that comes with them.
But the bigger story is what happens when a property of this size goes from largely vacant to productive commercial use.
The redevelopment represents another example of how Houston's real estate landscape is changing.
Across the city, aging retail properties are being reconsidered for new uses as shopping patterns change and demand grows for industrial, residential and mixed-use developments.
In this case, the property's location and access to major highways make it particularly well suited for industrial development.
A new chapter for an old Houston landmark
Greenspoint Mall's story isn't disappearing overnight. Demolition is only the beginning of what is expected to be a multi-year redevelopment.
But the direction is now clear.
An 80-acre property that once drew shoppers from across North Houston is being repositioned as a major industrial and logistics development.
By early 2028, the first phase of CityNorth Industrial Park could be taking shape where generations of Houston residents once went to shop, eat and spend time with their families.
For one of North Houston's most recognizable properties, that's a pretty significant change.
Greenspoint Mall is coming down. CityNorth is going up.
And North Houston is about to look a lot different.
