A major new active-adult community is officially moving forward along the Gulf Coast, and it could become one of the most notable new residential developments in the greater Houston area.

Latitude Margaritaville Galveston Bay has been approved for Texas City after roughly two years of delays and negotiations, clearing the way for a massive 55-plus community planned on 1,318 acres.

The development, a partnership between Minto Communities USA and Margaritaville Holdings, is expected to bring approximately 3,500 homes to the area, along with resort-style amenities designed around the Margaritaville lifestyle.

For Houston-area residents keeping an eye on new construction, retirement communities and the region's expanding coastal markets, this is a project worth watching.

A 3,500-Home Community About 40 Miles From Houston

Latitude Margaritaville Galveston Bay will be located in Texas City, between State Highways 3 and 146, north of the Emmett F. Lowry Expressway and extending toward Moses Bayou.

The site is approximately 40 miles southeast of Houston, putting it within reach of the broader Houston metropolitan area while also offering proximity to Galveston Bay and Galveston Island.

The development is planned specifically for residents 55 and older, with a mix of single-family homes, villas and cottage-style residences.

That makes the project particularly interesting as the Houston region continues to see growth in communities designed around active-adult and retirement living.

What Will Life at Latitude Margaritaville Look Like?

If the Texas community follows the model established by Latitude Margaritaville developments in Florida and South Carolina, residents can expect considerably more than a traditional residential subdivision.

Plans call for a collection of resort-style amenities centered around entertainment, recreation and social activities.

According to projections cited by the developer, Latitude Margaritaville Galveston Bay could eventually support approximately 6,161 residents and create about 1,742 permanent jobs.

The project is also projected to generate approximately $68.8 million in annual labor income in Galveston County and about $1.6 million in annual sales tax revenue for Texas City once fully built out.

That means the development could have ripple effects beyond the community itself, potentially bringing additional customers to nearby restaurants, retailers, service businesses and other local employers.

When Will Construction Start?

The recent approval represents a major milestone, but prospective buyers shouldn't expect to see homes going on sale immediately.

With the Planned Unit Development and Development Agreement approved, Minto Communities will move forward with plans for the sales center, model park, first phase of development and amenity site.

The developer is targeting the first quarter of 2028 for the grand opening of the sales center and model park.

The developer also expects to close on the land and begin site work before the end of 2026, according to Houston Business Journal.

So while the community is officially moving forward, there is still a significant amount of planning and construction ahead before the first residents move in.

What This Could Mean for the Houston-Area Housing Market

Latitude Margaritaville isn't a conventional Houston subdivision, but its arrival is another sign of how much the region's residential footprint continues to expand toward the Gulf Coast.

The community could appeal to retirees and empty nesters who want to remain within reach of Houston while trading a traditional suburban lifestyle for something more focused on recreation, social activities and coastal living.

It could also bring more attention to Texas City and surrounding Galveston County communities as buyers look beyond Houston's traditional suburban markets.

For anyone watching the 55-plus housing market, Gulf Coast development or the broader growth of the Houston metro, Latitude Margaritaville Galveston Bay is definitely one to keep on the radar.

And if the project stays on schedule, the first major glimpse of what this new community will look like should come in 2028, when the sales center and model homes are expected to open.
