Big changes are officially underway for one of Fort Bend County’s fastest-growing areas. District West, a massive 100-acre mixed-use development rising at Peek Road and Westpark Drive, has announced its first wave of tenants and it’s signaling a major shift in how this part of the metro will live, dine, and gather.
For residents of Katy, Cinco Ranch, and Richmond, this isn’t just another retail project. It’s a walkable destination designed to meet the needs of a booming population that has long outgrown its existing entertainment and dining options.
A First Look at the Tenant Lineup
The newly released tenant list blends national names with experience-driven concepts, all centered around keeping people in the area longer—not just passing through.
Highlights include:
- McCormick & Schmick’s for upscale seafood dining
- Star Cinema Grill, bringing luxury movie-going closer to home
- Indoor pickleball, bowling, and billiards venues
- Whiskey River West, expanding the nightlife footprint westward
- BMW of West Houston, adding an automotive anchor to the mix
Together, these tenants point to a development focused less on traditional strip retail and more on entertainment, social gathering, and lifestyle experiences.
The location of District West is no accident. Fort Bend County has been one of the fastest-growing counties in Texas, with master-planned communities continuing to push west along the Westpark Tollway. While residential growth has surged, retail and entertainment options have struggled to keep pace. District West is designed to fill that gap offering a centralized destination where residents can dine, shop, catch a movie, or meet friends without heading toward Houston’s urban core.
Unlike traditional suburban developments, District West is being planned as a walkable environment, encouraging visitors to move easily between restaurants, entertainment venues, and gathering spaces.
