The Brickyard: Urban Logistics Breaks Ground on a Next-Gen Business Park in Northwest Houston
Big moves are happening in Northwest Houston—Urban Logistics Realty (ULR) has officially broken ground on The Brickyard, a 542,000+ square foot LEED-certified business park designed to meet the evolving needs of Houston’s industrial sector. Located at 5020 Acorn Street, just inside Beltway 8, this project is setting the stage for what modern industrial space looks like in the Bayou City.
Built for Flexibility and the Future
The Brickyard will feature three buildings totaling over 542,000 square feet, with configurations to accommodate businesses needing anywhere from 30,000 to 500,000+ sq ft. Whether a growing logistics company or a tech-forward manufacturer, the space is designed to scale with its users.
Key features include:
- LEED Certification for sustainability
- Speculative office space ready for immediate use
- Ample parking for both autos and trailers
- Modern design standards that raise the bar for industrial parks in Houston
A Strategic Location
Situated in a prime infill site off Acorn Street, The Brickyard offers quick access to Beltway 8, Highway 290, and the broader metro area. For businesses that depend on logistics, warehousing, or last-mile delivery, location is everything—and The Brickyard checks all the boxes.
Designed with Intent
This isn’t just another industrial complex. ULR’s goal is to create what they call “Urban Districts”—well-planned developments that balance functionality with thoughtful design and long-term community value. As ULR VP Zach Stull put it, “We’re obsessed with delivering exceptional spaces that serve the evolving needs of businesses while making a lasting, positive impact on the communities we build in.”
Who’s Behind It?
The Brickyard is being developed through a joint venture between Urban Logistics Realty and Principal Asset Management. The team also includes:
- First United Bank & Trust (construction financing)
- Harvey Builders (general contractor)
- Powers Brown Architecture (design)
- Kimley-Horn (civil engineering)
- Pinnacle (structural engineering)
When Will It Open?
Construction is already underway, and completion is slated for mid-2026. Expect leasing announcements and additional details on tenant types as the buildings near delivery.
Why It Matters for Houston
Houston has long been a leader in industrial growth, and projects like The Brickyard signal the city’s continued evolution into a hub for high-quality, future-ready commercial development. With rising demand for well-located, energy-efficient industrial space, The Brickyard is positioned to be a game-changer for businesses looking to plant roots in Northwest Houston.
