The Hilton Houston NASA Clear Lake Is Getting a Major Margaritaville Makeover

A longtime Clear Lake hotel is officially entering a new chapter.

The Hilton Houston NASA Clear Lake, located at 3000 E. NASA Parkway in Nassau Bay, has closed for a major renovation that will transform the property into Compass Hotel by Margaritaville Nassau Bay.

For Houston-area residents who have watched the hotel anchor the Clear Lake waterfront for decades, the project represents more than a simple hotel rebrand. The redevelopment is expected to bring a significantly reimagined hospitality experience to the area, with upgraded guest rooms, new dining options, expanded event space and resort-style amenities.

From Hilton to Compass by Margaritaville

The property closed at the end of July 2026 as construction gets underway. The new hotel will join the growing Compass Hotels by Margaritaville collection, which combines a boutique-hotel feel with the relaxed, vacation-oriented style associated with the Margaritaville brand.

For Nassau Bay, the location is especially significant.

The hotel sits near Space Center Houston and NASA's Johnson Space Center, putting the property in the middle of one of the Houston area's most recognizable tourism corridors. The redevelopment is intended to give visitors another reason to stay in the Clear Lake area—and give locals a newly upgraded place to eat, gather and spend time near the water.

What Is Coming to the New Hotel?

The transformation is expected to be extensive.

Plans call for the property to be reduced from its current 242 hotel rooms to approximately 170 rooms, while the top three floors are converted into condominiums. The existing 5,000-square-foot ballroom is also expected to roughly double in size, creating a larger event and convention space.

The outdoor pool area is getting one of the biggest upgrades.

Plans call for a new resort-style water amenity featuring a lazy river and swim-up bar, creating an experience that feels considerably different from a traditional business hotel.

The hotel's guest rooms, lobby and other common areas will also be reimagined as part of the conversion.

And while the exact final lineup is still taking shape, the project is expected to include multiple restaurants and food-and-beverage options, adding more activity to the property beyond overnight stays.

Why This Matters for Clear Lake

For Houston residents, the most interesting part of this project may be what it signals for the broader Clear Lake area.

The neighborhood already has a unique mix of waterfront recreation, residential communities, aerospace history and tourism anchored by NASA. A major hotel renovation gives Nassau Bay another opportunity to capitalize on those assets.

Instead of simply being a place to stay near Space Center Houston, the new Compass property is being positioned as a destination in its own right.

That could mean more visitors spending time—and money—in the surrounding Clear Lake area, whether they're coming for NASA, a waterfront getaway, an event or simply a change of scenery from central Houston.

It also adds another resort-style option to the Houston region. Margaritaville already operates Margaritaville Lake Resort Lake Conroe | Houston, but the Nassau Bay project brings the Compass brand to a very different setting: a waterfront community directly connected to the Space City experience.

A New Kind of Hotel for the NASA Area

The Compass brand describes its hotels as a more intimate alternative to traditional large-scale resorts, with amenities such as complimentary breakfast, all-day refreshments, gathering spaces and an outdoor "Backyard" centered around the pool.

That approach could be particularly well suited to Nassau Bay.

The area has long attracted visitors because of its proximity to NASA and Clear Lake, but the new hotel is designed to make the stay itself part of the experience.

Think less traditional business hotel and more relaxed waterfront escape.

For Houston families, that could make it an appealing option for a nearby weekend getaway. For out-of-town visitors, it could provide a more memorable home base for exploring Space Center Houston and the surrounding region. And for locals, the expanded dining, event and outdoor amenities could make the property worth visiting even without booking a room.

When Will It Reopen?

The redevelopment is currently underway, but residents should keep in mind that the timeline has changed as the project moves forward.

The original plans called for a roughly 12-month renovation, while the property's official Compass listing currently identifies Nassau Bay as coming soon rather than providing a confirmed reopening date.

So for now, the big takeaway is simple: the former Hilton is closed, construction is underway, and a completely different hotel experience is coming to Nassau Bay.

For anyone who has been following development around Clear Lake, this is definitely one to watch.

The next time you pass the former Hilton Houston NASA Clear Lake, you'll be looking at a property in the middle of a major transformation—one that could become one of the area's most notable hospitality upgrades in years.
