If you are shopping for a new home south of Houston, chances are Iowa Colony and Manvel have both come up in your search. They sit right next to each other along the Highway 288 corridor and share a lot in common. Both have beautiful master-planned communities. Both are served by Alvin ISD. Both are a reasonable drive from the Texas Medical Center and downtown Houston.

But they are not the same place. And depending on what matters most to your family, one of them will be a much better fit than the other.

Where They Are

Manvel is the larger of the two cities. It sits in the northern part of Brazoria County, right below Pearland. Its northern edge touches Pearland, and Iowa Colony sits just to the west. Manvel has been growing fast for years and covers about 27.5 square miles.

Iowa Colony is a smaller city located just southwest of Manvel and about 24 miles from central Houston. It sits right where Highway 288 and Meridiana Parkway meet, which puts it at the heart of one of the most active new construction areas in the entire Houston metro.

Both cities are within easy reach of Highway 288, which is your main road to everything north, including the Texas Medical Center, the Galleria, downtown Houston, and Pearland's shopping and dining.

The Communities and What You Get

This is where things get interesting.

Iowa Colony is home to Meridiana, one of the most impressive master-planned communities in all of Greater Houston. Meridiana sits on 3,000 acres and has an amenity package that genuinely stands out. We are talking about a wave pool, tidal river, fitness center, café, concert amphitheater, food truck park, fishing pier, walking trails, and an on-site elementary school. The community even has hands-on learning labs connected directly to Alvin ISD. It feels less like a suburb and more like a place that was designed from the ground up for families who want to actually use where they live.

Manvel has several strong communities of its own. Pomona is built around the natural landscape of Chocolate Bayou and has hundreds of acres of open space, greenbelts, and marshland running through it. If your family loves being outside and values a more natural setting, Pomona has a feel that is hard to match. Del Bello Lakes offers over 40 acres of lakes and a five-mile trail system with a quieter, more intimate vibe than the bigger communities. Rodeo Palms is one of the more established communities in Manvel, with mature trees, a clubhouse, resort pool, tennis courts, and a track record that newer developments have not had time to build yet.

One of the newest additions to Manvel in 2026 is Valencia by Hillwood Communities. This 440-acre master-planned community sits in the heart of Manvel near the intersection of Highway 288 and Highway 6. It will eventually have close to 1,000 homes priced from the $300s to the $800s, with lot sizes ranging from 45 to 70 feet wide. Builders include Perry Homes, Coventry Homes, and others. The community's amenity center, called The Orchard House, features an infinity edge pool, clubhouse, playground, and event lawn. Valencia is particularly well located because it sits just minutes from the new Manvel Town Center, and it already proved its drainage design during Hurricane Beryl when it avoided flooding entirely. For buyers who want a brand new community with strong infrastructure, Valencia is worth adding to your tour list.

In short, Iowa Colony is where you go if Meridiana's level of amenities is what you are looking for. Manvel is where you go if you want variety, a more natural setting, a fresh new community like Valencia, or a more established feel like Rodeo Palms.

The Commute

Both cities sit along Highway 288, so the commute story is similar. That said, there are real differences depending on exactly where you live within each city.

Homes in northern Manvel, closest to Pearland, tend to have the shortest commute to the Texas Medical Center. From those areas, you can often reach the Medical Center in 25 to 30 minutes using Highway 288 and the 288 toll lanes.

Iowa Colony sits a bit further south. The average commute from Iowa Colony runs about 37 to 38 minutes. That does not sound like much, but over five days a week it adds up. There is also ongoing road construction in the area, and when traffic backs up on 288, it can slow things down noticeably.

The good news for Iowa Colony buyers is that a 288 overpass project is currently under construction in the area and is expected to cut commute times by as much as 15 minutes once complete. That is a meaningful improvement that will benefit Meridiana residents in particular.

For most families, the commute difference between the two cities is manageable. But if getting home fast at the end of a long shift matters a lot to you, the northern parts of Manvel have a slight edge right now.

Schools

Both cities are served by Alvin ISD, which holds a B rating from the Texas Education Agency. So at the district level, there is no difference.

Where things differ is in the specific campuses your children would attend depending on your address.

In Iowa Colony, most students feed into Meridiana Elementary for younger grades, which is right inside the Meridiana community. For middle school, most Iowa Colony students attend Jackie Doucet Caffey Junior High. For high school, most attend Iowa Colony High School, which opened in 2022 and currently holds a B rating from TEA.

In Manvel, school assignments vary by neighborhood. Students in Pomona, for example, attend Pomona Elementary, then feed into Rodeo Palms Junior High and Shadow Creek High School. Shadow Creek High earned a B-plus rating on Niche and is one of the more well-regarded high schools in Alvin ISD. Students in the newer Valencia community attend E.C. Mason Elementary and Manvel Junior High.

The bottom line on schools is to always confirm the specific campuses for any address you are considering, not just the district. Campus assignments can change as communities grow and new schools open, so verify directly with Alvin ISD before making your decision.

Home Prices and What Your Money Gets You

Both cities offer new construction in a wide range of prices, and both have communities that serve buyers in the $450,000 to $700,000 range well.

In Iowa Colony, the Meridiana community is the main driver of home prices. You will find everything from entry-level new construction starting in the upper $300s to Toll Brothers luxury product pushing past $1 million. In the $450,000 to $600,000 range, builders like David Weekley, Highland Homes, and Coventry are building strong family homes on 45 to 55-foot lots. As of early 2026, the median sale price for homes in Meridiana specifically sits around $459,000, and Iowa Colony overall has seen home values rise about 7.8 percent year over year, which is a strong sign of steady demand.

In Manvel, the price range is similarly wide. The median sold price in Manvel has been running around $455,000 to $520,000 depending on the time of year and the data source. Pomona, Del Bello Lakes, Valencia, and Rodeo Palms all have product in the $450,000 to $700,000 range with a variety of builders and lot sizes.

One thing worth paying attention to is the total tax rate. Both cities have newer communities with MUD taxes that push total effective rates to around 3.45 to 3.72 percent or higher. This means your monthly payment is higher than the purchase price alone suggests. Always ask for the full tax rate for any specific address before you compare homes across communities.

Shopping, Dining, and Daily Life

This is an area where both cities have changed meaningfully in the past couple of years.

The biggest upgrade for daily life in this entire corridor is the opening of the H-E-B at Manvel Town Center. This 106,000 square foot store opened in October 2023 at the corner of Highway 288 and Highway 6 and is now fully open. It is the first store south of Houston to include a True Texas BBQ restaurant inside. Before this H-E-B opened, residents of Manvel and Iowa Colony had to drive to Pearland for major grocery shopping. That is no longer the case.

Manvel Town Center itself is a 273-acre development that will eventually include over 1 million square feet of retail, dining, entertainment, and services when fully built out. Burlington, Five Below, Ross, and Lowe's are among the tenants joining H-E-B. This development benefits both Manvel and Iowa Colony residents equally since it sits right at the boundary between the two cities on Highway 6.

Pearland Town Center remains a short drive away for both cities and continues to be the anchor for dining, entertainment, and specialty retail in the broader 288 corridor.

Infrastructure Improvements Worth Knowing

Manvel completed a major stormwater and drainage project called Akery Lake, which wrapped up in late 2025. The project added over 1,000 acre-feet of water storage capacity to the area. For buyers who are paying attention to flood risk, that kind of infrastructure investment matters. Manvel has been actively investing in drainage and public works alongside its residential growth, which is a good sign for long-term community health.

Valencia by Hillwood also designed its community specifically with drainage and wind resistance in mind. Homes are built to withstand winds up to 120 miles per hour, and the community sits above the 100-year floodplain. It did not flood during Hurricane Beryl, which is meaningful for buyers thinking about storm season.

The Feel of Each Place

This one is harder to put into numbers but it matters a lot for daily happiness.

Iowa Colony feels newer and more focused. Meridiana is the dominant community and it has a very intentional lifestyle built around it. Events, amenities, learning experiences, and community programming are a big part of the Meridiana identity. If you like a neighborhood that is active and organized and gives you a lot to do without leaving the community, Iowa Colony is a great fit.

Manvel feels a bit more spread out and varied. You have the natural beauty of Pomona's bayou landscape, the lake setting of Del Bello Lakes, the fresh start energy of Valencia, and the established feel of Rodeo Palms all within the same city limits. Manvel also has more of a classic Texas small town identity alongside its newer master-planned development. If you want a little more breathing room and variety in community feel, Manvel gives you more options.

Who Is Each City Best For

Iowa Colony is a great fit if Meridiana's amenities are a top priority for your family, if you have younger children who would benefit from the on-site elementary school, or if you want the most comprehensive new construction community experience on the 288 corridor.

Manvel is a great fit if you want more community variety, value a natural landscape and open space, want to be close to the new Manvel Town Center H-E-B and growing retail corridor, or prefer a community with more established roots like Rodeo Palms or the freshest start possible with Valencia.

There is no wrong answer. Both cities are growing fast, both have strong communities, and both offer genuinely good value for families shopping in the $450,000 and above range south of Houston.
