5 Things to Know Before You Sign a Builder Contract in Montgomery
1. The Staging Trap.
Raise your hand if you’ve ever walked into a model home and thought, "I want exactly this." Here’s what they don't lead with: that kitchen? Probably an upgrade. That flooring? Probably not standard. With some builders, you actually have zero ability to recreate what you’re looking at because you’re picking from a fixed color package.
2. The Design Studio Power.
If you value personalization, Tri Pointe’s Design Studio is a game-changer. You sit down with a design consultant and make individual selections room by room. Your home can actually look different from your neighbor’s. That’s not standard across all builders, and it matters more than most buyers realize until they are already under contract.
3. The History Behind the Name.
If you’ve never heard of Tri Pointe Homes, you might know them by their old name: Trendmaker Homes. They were a Houston staple for about 50 years before rebranding in 2021. When their team tells you they’re not a starter builder, they aren't being arrogant—there is half a century of premium homebuilding behind that name. That context changes how you look at the product and the price point.
4. Incentives and the "Lender Gap."
You’ll see a lot of low rates advertised by builder-affiliated lenders like DHI Mortgage. These incentives are real, but they shouldn't be your only data point. I always advise my clients to talk to a private lender first to get educated and get leverage. Even if you end up with the builder’s lender to get those credits, you need to walk in knowing exactly how that deal compares to the rest of the market.
5. Advocacy Matters.
Buying new construction doesn’t have to be intimidating, but you do have to go in informed. From the first walkthrough to the final walkthrough, having someone in your corner who knows the difference between a "standard" feature and a "dressed-up" model is the best way to protect your investment.
